UP to 50 homes could be built on this plot of land in Merriott.
The 4.94-acre site, off Church Street and a ten-minute walk from the centre of the village, is being marketed by development land specialists Greenslade Taylor Hunt.
South Somerset District Council gave the go ahead for up to 50 homes on the site subject to a range of 17 conditions in February 2020.
Those include that 35 per cent of the homes are affordable housing and f Financial contributions of around £326,988 are also required.
However, the site falls within the Somerset Levels catchment area, which means the council cannot determine a reserved matters application in relation to the site until Natural England has approved a phosphate mitigation strategy for the site.
The site’s vendors have land available within the appropriate catchment area, which could be used as a wetlands solution. The buyer would be responsible for the implementation of the solution.
Offers on an unconditional or conditional basis of Natural England approving the phosphate mitigation strategy are invited ahead of the deadline of 12 noon, on Friday, January 28 2022.
